I wish I could give LBV five stars, because my family and I have been coming here for more than ten years. We've come for vacations, long weekends and conferences since our kids were toddlers. This time I noticed a steep decline, in some key areas. Yes, the furnishings need replacement, and the heater in our room didn't work the first night (fixed right away the next day), but the rooms are clean and spacious and still comfortable. The big disappointment was Frankie Farrell's. When we walked in one evening at around 7:30 pm, two large tables hadn't been bussed. A crate of dirty dishes sat at another. And the wall light fixtures were outfitted with garish daylight led bulbs that clashed with the tungsten ceiling fixtures and cast a horrid, unappetizing, high contrast glare everywhere. Little wonder the place was empty both times we tried it. Sad, because we really loved dining here in years past. Maybe it was just an off night. I truly hope LBV prospers and finds a way to renew in 2026. We'd love to keep coming back.

We had a 3 bedroom. The room was clean when we arrived. The carpet was stained, the couch and chair in living room were worn out and sagged the kitchen table was glass and all scratched and the chairs were worn and ripped. Came with 2 bathrooms with shower and tub but you could not take a bath because you ran out of hot water with only about 6 inches of water in it. Came with a washer and drier Which was great but it took putting the clothe through the dryer 3 times to dry. The hall way on our floor was not vacuumed or cleaned in the ten days we were there. On a positive note the grandkids loved the pool. The staff was friendly and it’s a good location. They have a nice area in the back where the pirate pool is, it would by nice if they put some seating out there it would be a nice place to sit and enjoy coffee.

We were told we would be able to get a shuttle to Disney but we couldn't make reservations till the day before. So I tried to do that and the shuttles were full. This was a big disappointment. Everything else was fine but I was pretty bummed about that. I'd recommend making sure you have your own transportation.

Spent 3 days here. The room was decent but showing its wear and tear. The concierge that checked us in was great. There is no cleaning by hotel staff, there is no extra towels, there is no calling for any type of service without them charging 50$! You cant even go to the front desk and ask for extra towels without being charged for towels. Even if you go to pick them up! Goodness seemed they really want to nickel and dime you. Yes there is a washer and dryer in room but even to be charged for asking for anything extra is ridiculous. Our air conditioning dripped and soaked the carpet on our 1st night and barely worked for the rest of our visit, their response was, maintenance will check it after you check out. My other complaint is they really try to suck you into a vacation rental time share, please dont fall for this, it is so predatory. They kept us for 2 hours! Definitely not worth the 125 dollar gift card.

LBVRS was such a lovely find. We planned a last minute trip to Disney for Christmas time, (I know, crazy) and as you can imagine, hotel prices were HIGH. We found LBVRS online and couldn't belive how affordable it was! We booked 3 bed 2 bath accommodations, and we were not disappointed. We flew on a red eye, so when we got to there check in, it was about 8am. We were actually able to check in for additional 100 dollars since it was so early. Worth it. We get to the room, it is quite dated, but we knew we were going to be at the parks most of the time, so it didn't bother us. The beds were actually quite comfortable! We did an instacart from Publix to the building and that went seamlessly. We loved having breakfast available in the mornings. My favorite thing was having a washer and dryer in the unit. SO convenient (also made packing easier and lighter.) There is also a complimentary shuttle bus to Disney which was super helpful. It is not continuous, and you have to order "tickets" for each day you need them, but it's a very easy process. We did t get to use any of the amenities like the gym, or pool, but maybe next time. One last thing. This is technically a resort that is part of a timeshare-esque program. Part of the check in process is to go to guest services where you get resort information, as well as a mini spiel about how you can get a little something for listening to a presentation. Our experience with that was not bad at all. No pressure in the slightest, just information on the opportunity if you wanted to partake. Overall, for a budget friendly, lovely experience, I would definitely recommend Lake Buena Visa Resort and Spa.
